How much are dues and how often are they collected?

Dues for 2025 were set at $170 at the Annual HOA Meeting. Dues should be paid by January 31 to avoid late fees. Before selling a home, the homeowner is responsible for paying any unpaid dues in full. The HOA does not prorate dues on a monthly basis or split the dues between seller and buyer.

Does the association pay for utilities, water, sewer, and/or garbage?

No individual utilities for any home are included in dues. Homeowners pay the costs of all utilities for their own property. The HOA pays the shared expense of electricity for the street lights in the neighborhood.


Does the association have a social media presence?

Do you have neighborhood CC&R and bylaws documents?

The HOA maintains CC&Rs and bylaws which can be provided via email on request. You may also find them on the website in the documents section.

How can we view the minutes and meeting notes?

The association makes all minutes taken at meetings and annual expenditure summaries available to the public. These documents can be provided via email on request. You may also find them on the website in the documents section.

Are there any additional associations or road maintenance costs for the neighborhood?

No.

Are there charges for late dues payments?

Yes. The process for determining and collecting late fees is spelled out in the neighborhood bylaws and CC&Rs. Please refer to those documents for specifics.

Are there any requirements/recommendations for new homeowners?

The association recommends that all new homeowners review the CC&Rs and bylaws documents and familiarize themselves with the contents. We also strongly recommend attending the annual general meeting. It's a great way to get a sense of how the HOA operates and to meet some of your neighbors. We also recommend joining the HOA Facebook page.

What kinds of responsibilities does the association typically handle?

The Association is primarily responsible for maintenance of the surrounding areas and managing neighborhood business. These responsibilities include landscaping of common areas, paying the street light electricity bill, inspecting and maintaining the holding pond, and other various clerical duties. The HOA files legal documents pertaining to the association, collects dues, pays bills, maintains financial records, reviews requests for property alterations and additions, and sends out letters periodically. 

Members of the board are required to meet throughout the year to ensure that Association business is handled in a timely manner as well as maintaining communication via email. Additionally, the Board organizes an Annual Meeting to update members on the Association’s business and financial status and to vote on any matters at hand.

Can you give examples of things the association has done for the neighborhood?

Beyond the routine duties and responsibilities, the Association has handled big issues on behalf of the neighborhood like maintaining the protected area that borders the neighborhood (which included obtaining approval from the county’s ecological department after 7 years of proper maintenance), maintenance and repairs of holding pond, removal of invasive plant species, addressing aesthetic and landscaping issues with areas surrounding the neighborhood.

In 2011, the HOA worked with county and city officials to fix an ongoing issue with the water pressure in the pipes caused by training sessions at the nearby fire department. The neighborhood was experiencing frequent "water hammer" effects caused by changes in water pressure that caused the pipes in homes to rattle. The HOA worked with the county and fire district to install equipment that remedied the problem.

Since 2012, the HOA has employed landscapers to maintain the berm along Britton Loop Road and the grass by the fence along Gloria Lane. This not only beautifies the area, but prevents weeds and grass from growing over the sidewalks. 

In 2018, the HOA contributed to efforts to establish a park in the nearby Keystone neighborhood (along Keystone Way.) The association has also assisted with smaller projects like remedying parking problems, infractions of neighborhood rules, helping to install the Little Library kiosk at the end of Ava Lane, etc.

In late 2021, the HOA started the process of replacing our old mailboxes with more secure locking mailboxes. This project was approved by vote at the Oct. 26, 2021 neighborhood meeting. The HOA worked with a professional mailbox installer and coordinated efforts with the USPS to get the project completed and mailbox keys distributed to owners. The project was completed in January of 2022.
